Selling your home in Toronto
Your home, your ad, your call. Here's how a sale works in Ontario, and what we'll ask of you along the way.
Find out what it's worth
Text us the address. We'll look at what similar homes nearby have actually sold for and talk through a realistic price range with you.
Agree how we'll work together
We'll give you RECO's Information Guide and explain it, then put our arrangement in a seller representation agreement: services, commission (which is negotiable, not set by law), how long it runs and how either of us can end it.
Gather your documents
Your deed, a survey if you have one, recent property tax and utility bills, a mortgage payout statement, permits and renovation records, and warranties. Selling a condo? The buyer will usually want a status certificate. You'll get a private online checklist to tick off as you go.
Get the home ready
Small repairs, decluttering and staging before the photos make the biggest difference to how a listing looks online. Decide early what stays with the house and what goes with you.
Go live
Your listing goes on MLS® and on this website. Signs, photos and anything else that identifies your home are only used with your written consent.
Review offers
Every offer is presented to you. If the brokerage would be acting for both you and the buyer, that can only happen with everyone's informed written consent.
Firm to closing
Once the buyer's conditions are met the deal is firm. The buyer's deposit sits in the brokerage's trust account, the lawyers handle the transfer and the mortgage payout, and you hand over the keys on closing day.
